When you think about selling your home, you may find it to be a burden to have to update it.
However, adding some paint and fixing some minor details could potentially add value and attract more buyers. This blog is all about discussing some minor renovations that could have a major impact on the sale of your home.
The first idea that comes to my mind when renovating a home is the color of the walls. Paint color is something that quite honestly can make
or break a room in your home. Having a room too light or too dark can affect a certain mood you want to bring to a potential buyer. Having an inviting entryway, a vibrant study or a calming bedroom are some ideas to take in consideration when giving your home a little TLC. In my opinion, there is nothing like the smell of a new splash of paint in a home.
The next idea that comes to mind is the kitchen. In my family especially, the kitchen is the center point of entertainment.
Even though, we have the rest of the house to entertain and sit, the kitchen is always a place where everyone seems to congregate. Having an open and inviting kitchen is another thing to consider for adding value and style to your home. Even though complete kitchen remodels can be very costly, there are a few simple projects that can really update your kitchen to make it look new. One way to update your kitchen is by adding a simple backsplash. By choosing either to use a stick-on backsplash or a grout and mortar style, each is going to give it a new look unobtainable by using just paint. Cabinet resurfacing can also be a cost-effective way to update your kitchen. By simply sanding off the old color and adding a new one or by fixing up paint chips, resurfacing can give your cabinets a like new feel which can attract people to the kitchen.
The last way to give your kitchen a different style is by changing out the old, outdated hardware. Keeping up with the latest trends is the easiest way to attract potential homebuyers. Last but not least, another great way to add style and value to your home is by doing some simple landscaping. Whether you want a DIY project or to hire it out, adding some landscaping and cleaning up the yard is a great way to attract drive by ‘lookers’. Having a very clean and updated yard is a great way to attract people that drive by or walk by and see the sign.
This is especially important when taking pictures of your home.
According to a National Association of Realtors (NAR) study, “Of buyers 36 years and younger, 48 percent bought new homes to avoid renovations and problems.” Keep in mind that this age group also makes up the largest share of homebuyers at 34 percent. By looking at the statistics, it is a great idea to make sure your home is “buyer ready” before it hits the market! As always, consulting with your local real estate professionals and contractors is the best way to keep up with the latest trends to give your home some style and value.
